If the sellers left belongings behind after closing, the property is yours and so is what is in it. You do not need their permission to remove it. The practical problem is speed: most buyers need it gone before movers arrive, which usually means a same-day or next-day clear-out.

Confirm it is actually yours to remove

Once the deed records and possession transfers, personal property left behind is generally the buyer's problem to solve — which also means the buyer's right to remove. If your contract had a possession or post-occupancy agreement, read that first; it may set different terms. Your closing agent or attorney can confirm in a phone call.

Photograph before you touch anything

Before removal, photograph what was left and where. If there is any argument later about condition, damage, or a contractual obligation to deliver the property broom-clean, that is the evidence. It takes five minutes and occasionally saves a claim.

Sort the three things that get handled differently

Paint, solvents, fuel, and pool chemicals are household hazardous waste and do not go to the curb. Appliances and electronics have their own routes. Everything else is ordinary hauling. Sellers tend to leave exactly the things that are inconvenient to dispose of, which is why they left them.

Then it is a speed problem

Most of these jobs are one visit. Garage, shed, lanai, and whatever is in the rooms, out in a few hours so the house is empty before the truck with your own furniture shows up.

Worth knowing before you start

The seller is usually unreachable, and that is normal

By the time you find the shed, they have moved. Chasing them rarely works and costs you the days you do not have. Most buyers remove it and move on; pursuing the cost afterwards is a separate decision you can make later without holding up your move.

Check the contract before assuming it is a breach

Some contracts require the property delivered free of debris; some do not. Some had an agreed post-closing occupancy. If you think you have a claim against the seller, your closing agent or real-estate attorney is the person to ask — not us, and not the internet.

Hazardous items are the ones that hold up a job

Half-used paint, pesticide, motor oil, and pool chemicals cannot go in a regular load. Lee County Solid Waste (239-533-8000) and Collier County (239-252-2380) both handle household hazardous waste; ask them about drop-off before you put any of it at the road.

Ask your agent — they have seen this before

Agents deal with this every season and often have a vendor on call. If yours does not, we work with agents across Lee and Collier and can usually be there the next morning.

  • Read the contract's delivery and possession clauses, or ask your closing agent to
  • Set aside anything that looks like documents, keys, or remotes — sellers often want those back and it costs you nothing to offer
  • Take hazardous items to a county drop-off yourself if you have the vehicle and the time
  • List anything genuinely good on Marketplace before paying to have it hauled

Frequently asked questions

Am I allowed to just throw the sellers' things away?

Once you own the property and have possession, what is left inside is generally yours to deal with. The exception is a contract term that says otherwise, such as an agreed post-closing occupancy. If you are unsure, one call to your closing agent or attorney settles it. This is not legal advice.

Should I try to get the money back from the seller?

You can, and your agent or attorney can tell you whether the contract supports it. It is a separate track from getting the house emptied, and it should not hold up your move. Photograph everything first so the option stays open.

How quickly can you come?

Usually next day, often same day. Tell us the move-in date when you call and we will schedule to beat it rather than to fill a slot.

What about the paint and chemicals in the garage?

Those cannot ride in a standard load. We will separate them and tell you what has to go to a county household hazardous waste drop-off, or handle the routing where we can. Do not put them at the curb.

Do you work with realtors on this?

Regularly. Agents across Lee and Collier use us for pre-listing and post-closing work, and we can invoice the agent or brokerage directly if that is how it is being handled.
