Epoxy Garage Floor Coating in Southwest Florida
Bare concrete in a Florida garage absorbs everything — oil, brake dust, battery acid, lawn chemicals — and the humidity keeps it dusting. A properly prepared epoxy or polyaspartic floor seals it, wipes clean, and brightens the whole space. The work is mostly preparation, which is the part that decides whether a floor lasts a decade or peels in a year. Call (239) 494-3305 to talk through your slab.

Who this service is for
A stained, dusting garage floor makes the whole garage feel like a storage problem. A coated floor changes how the space gets used — and it mops instead of staining.
Builder-grade garage slabs are bare concrete. Coating one early, before years of oil has soaked in, is both cheaper and better than coating it later.
A sealed floor does not dust or absorb humidity through a closed-up summer. We schedule the work around your departure so the cure happens while the house is empty.
Flake and polyaspartic finishes take abrasion, dropped tools, and chemicals far better than bare slab or a hardware-store kit.
A finished garage floor photographs as a finished space. It is one of the few garage improvements a buyer actually notices on a walkthrough.
Utility rooms, shared garages, and equipment areas where a sealed, washable floor cuts cleaning time and looks maintained.
How it works
We look at the slab before quoting
Age, existing sealer, cracks, spalling, and moisture. A slab that is passing moisture will push a coating off no matter how well it goes down, so this comes first. If it fails, we tell you before you have spent anything.
Clear the garage
The floor has to be empty. We can handle that — moving what stays, hauling what does not, in the same engagement rather than leaving you to arrange it.
Grind, then repair
The slab is mechanically ground to open the surface, then cracks and pits are filled. Coatings do not bond to a smooth or sealed floor, which is why acid-etch kits fail and hot tires lift them.
Coat, broadcast, topcoat
Base coat, flake or metallic broadcast if that is the finish, then clear topcoat. Each layer goes on to the manufacturer's schedule.
Cure before you load it
Foot traffic and vehicle traffic have different cure windows, and vehicles need noticeably longer. We give you the actual dates for your product and conditions rather than a guess, because driving on it early is the most common way a new floor gets ruined.
Popular epoxy floor coating requests
- Two-car garage, full flake finish
- Metallic finish for a garage used as a workshop
- Coat a new-build slab before it gets stained
- Oil-stained floor that needs grinding and repair first
- Clear the garage and coat the floor in one job
- Solid colour on a utility room floor
- Schedule the cure around a seasonal departure
- Assess whether a thirty-year-old slab can take a coating
Epoxy Floor Coating — starting at $1,299
Quoted by square footage and by what the slab needs, after we have looked at it and tested for moisture — starting at $1,299 for a small single-car garage in good condition. Prep is most of the cost, so a stained or spalled floor quotes higher than a clean new-build slab. Clearing the garage is quoted separately so you can see both numbers.

Why does epoxy need grinding? Can you not just clean the floor?
Coatings bond to an opened surface. A clean but smooth or previously sealed slab gives them almost nothing to key into, which is why acid-etch kits and over-the-counter products commonly peel and why hot tires lift them off. Mechanical grinding is the difference between a floor that lasts and one that fails, and it is most of the labour.
How long before I can park on it?
Foot traffic comes back first, vehicles considerably later — and the exact windows depend on the product and the temperature and humidity on the day. We give you the real dates for your floor before we start. Parking on it early is the most common cause of damage to a new coating.
My slab has cracks. Is it still a candidate?
Usually yes — static cracks and pits get filled during prep. What matters more is moisture, and whether anything is actively moving. A slab passing moisture from below will push a coating off regardless of the prep, which is why we test before quoting rather than after.
Flake, metallic, or solid colour?
Flake hides dust and imperfections best and gives the most grip, which is why it is the common choice for a working garage. Metallic looks the most finished and shows more. Solid is the simplest and cheapest. We will show you samples rather than talk you into the expensive one.
Is this different from what a hardware-store kit does?
Substantially. The kits are thin, usually rely on acid etching rather than grinding, and are formulated for DIY application. The failure mode is peeling within a year or two, often starting where the tires sit. If your budget is near a kit's price, buying a kit is the honest answer — we would rather say that than sell you a bad version of this.
Can you clear the garage out first?
Yes, and most people want that. The floor has to be bare anyway. We move what you are keeping, haul what you are not, and the two halves get scheduled together.
